Pimpri-Chinchwad plans first Township

Pimpri-Chinchwad will soon get its first township project, which will be spread over 130 acres of land. Significantly, the residential green township is not being done by any private developer, but by the Pimpri-Chinchwad New Township Development Authority (PCNTDA), a semi-government organisation. The project, with a minimum estimated cost of around Rs 500 crore, would erect all its buildings as per the eco-housing norms and will be located at sector number 12, near the Mercedez Benz company. The PCNTDA would be appointing private consultants, for implementing the project with the help of developers. Umakant Dangat, chief executive officer of PCNTDA, said that the authority has planned to construct a minimum of 10,000 houses as part of the project.There would be high rise buildings in the project as per PCNTDA’s building control norms to accomodate maximum number of flats. PCNTDA’s immediate objective is also to make the houses available at affordable rates.The township will be a planned housing scheme with all state-of-the-art facilities, with an emphasis on environment.The authority will soon be inviting proposals for a complete planned township from developers. Best plans received will be shortlisted and one among them will be finalised. The number of houses will depend on the building plan that is selected finally. The development authority may opt for public-private parternship for implementing the project.Of the total 53 hectares (130 acres) of land for the project, around 30 hectares would be reserved for residential use. A total of 18 hectares of land would be reserved for gardens, playgrounds and open spaces, around 2.5 hectares would be reserved for utilities such as schools and hospital, and the remaining area would be used for shops and commercial units. The project is planned to be completed over the next three years. The officials said concessions or facilities that are offered by the government for any township project on land admeasuring 100 acres and above will not be required for this project.PCNTDA,was established in 1972 with the objective of providing affordable housing to residents in the industrial township.
