Mumbai:Redevelopment of old buildings


Mumbai's skyline is all set to wear a new look, as the state government is proposing to amend the development control rule 33(9) to make way for cluster redevelopment of old buildings by increasing the FSI to 6 from the existing 2.5. The government is also considering compensating existing flat owners by allotting flats at concessional rates and banning the sale of flats in redeveloped buildings for 10 years. Nearly 16,255 old buildings could make way for towers with planned infrastructure. Minimum cluster size is proposed to be of 4000 sq mts or one acre. The proposal is likely to be presented to the cabinet shortly. "The rehabilitation FSI could go up to 4 and the incentive FSI will be upto 50- 75 per cent of that. So if the cluster is big and requires FSI of 4 the developers could get additional FSI 2 as an incentive," announced TC Benjamin, Principal Secy, Urban Development.
